LLV is an entire resort/luxury community outside of LV, complete with a Ritz-Carlton and 3 golf courses.  The first was the Nicklaus-designed Reflection Bay course, 2nd was the private Southshore course, and 3rd was the Weiskopf Falls course.   There has been talk several times on the 2 pubic courses on here, including a pictorial from Tommy on the Falls course.  Pics of the waterfront holes of Reflection Bay have been in many magazines, etc.   And most importantly, it is where Natalie Gulbis lives.       Her TGC show was filmed there, as was her Playing w/the Pros piece.  Save Natalie's house!

Is there a tourist in the world that would visit a place like this or was it built for the locals?  Is there gambling on site?

I'll confess that I played Reflection Bay several years ago though I just drove from Vegas. They had a resorty type hotel right there. Not sure if they had a casino.

To this day I have never seen more manicured, level tee boxes in my life. It is unfortunate when that is your overriding impression of a course. I wouldn't call it bad golf but it was pricey.

Wow, that is too bad. But I guess I should not be surprised based on what the real estate market is like in Vegas.

I have stayed at Lake Las Vegas several times and loved it. It is a great place to go with a family since you don't have to deal with the crazyness of the strip 24/7. It is the only Vegas place where I can stay for more than 48 hours and not go nuts from information overload.

They have a nice mediterranean style resort with its own "village" with Four Seasons and Westin (I think) hotels.

The two public courses there are nice, but way over-priced at $200+ per round. Reflection Bay is ranked in the Top 100 You Can Play list (I wouldn't put it in top 100, but that is another story).

I wonder what will happen to the courses...

I just checked and you can make a tee time for tomorrow at 10 am for $165 per player or twilight for $95.  That might be a summer discount.

Is there a resort on Lake Mead and how does that compare in that Lake Las Vegas says it is 17 miles from the strip.

If that is the summer deal opposed to the last minute deal then the rates have come down. We played in July in 100+ weather for $190 and that was 6 years ago.

Yes, $165 is the summer rate ($275 high season)... just goes to show how over-priced it is. When I played there (twice), I hardly saw others on the course.

Don't know much about resort on Lake Meade, but Lake Las Vegas is the largest man-made lake in Nevada. And with the draught that they had in SW, I expect you will never see another man-made lake that even approach LLV.

The first Nicklaus course at Coyote Springs, The Chase, is now open and the second, a Nicklaus/Dye, is under construction. Who knows if any houses are selling:

for the uninformed, just how bad is the housing market in Vegas?  for at least a decade i think it was the fastest growing new house market in the whole country...  how much have prices plummeted?

Does anyone in the know have any information on the genesis of the project?

Did they do thier homework/market analysis/due diligence?  Or was it more one person/small group with a vision for the area?

Either way, makes one wonder how in all places, be it the Nevada desert one could think its a good idea to build such a massive man-made lake.  The west is always teetering on full on drought and would imagine the lake loses alot of water due to evaporation.

For those who have been there, with the location and thier stated goals does the project look reasonable or feasible?

I doubt that it was on person or small group since LLV complex is ENORMOUS. The resort has 3 hotels and a huge private residence community as well (Celine Dion lives there).

I would have thought it would ride the downturn out since the development started long before the recent bubble run began, but I guess they over-extended during the hoopla.

Las Vegas is the ground zero (along with CA and FL) for the housing bubble mess. The home prices are down 30% to 50% from the peak and foreclosures flood the market. It will be a long long time before Vegas market comes back.

I guess I am not surprised.  The Hyatt left a few years ago which I thought was strange but I kind of felt that they had sold enough homes there it was past the breaking point.  Not only did Natalie live there but also Celine Dion and the brothers that own the Palms Casino.

I'll never forget when I played the private Reflection Bay shortly after it opened in about 110 degree heat and the greens where hard as a rock.  I would say they were about 15 on the stimp and you almost could not keep the ball on the green.  Wasn't much fun.
