Tom, what were your restrictions at the site? Setbacks, plant life/ animal life, etc? It looks like you stayed away from the very edge of the the vegetation line to the shore.
Also, do they have the same snake issues in NZ as they do in Australia?
There are no poisonous snakes in New Zealand- very different than Australia.
The original setback line for disturbance followed an old treeline about 100m from the shore, but jogging in and out. It must have been drawn on on aerial photo by some government official. Anyway, we were allowed to clear the trees on the other side, which were starting to fall down anyway, so the rationale of the line made little sense.
The local authority made us keep a buffer, but allowed us some adjustments to build the 3rd and 17th greens a bit inside the setback, in exchange for more buffer further down the coast. They have been less flexible about the two new courses down the beach.
