How about the "Fractional Ownership" (glorified time share) concept  used at Roaring Fork Club ( Nicklaus golf plus fishing plus proximity to skiing  in Aspen, CO?

Is this a feasible alternative?

I agree that is what I have at Diamante, fits my time allowance and the amount of money I was prepared to put up to play at a 'destination club.

We have 3 members from North Platte, and none from Mullen.  Maybe another 12 from Scottsbluff/Kearney/Holdridge, etc.

There really aren't local members out this way conforming to any traditional view.

 I would think Pine Valley is similar.


PV is a little different in that there's substantial population centers nearby, with a significant pool of individuals who could afford membership.


Better way to look at it is "area members" (Lincoln, Omaha, Denver, Wichita, Minneapolis, etc.) in, then national members.  Nationals range from coast-to-coast, even oveseas.

One of the NP members does fly up to the local grass strip. ;)   Quite a few people use it.  "Big iron" flies into North Platte - long runway/great FBO.

Nobody comes up for one casual round.

I think you have to view "local" or "area" members from several perspectives.

The distance they reside from the club.
The frequency of use
The duration of use
The quantitative financial contribution they make, individually and collectively.

I suspect, at Sand Hills, that it's not material to the financial success of the club.

I'd tend to view those local memberships as contributing more to Good Will rather than to the bottom line

Made it from my house at Dismal River to the NAPA store in North Platte in 1:12, and had to slow twice for turkeys crossing the road.

Agree with your bottom point, we warmly welcome most any local resident who wishes to come out to play, but we don't get many calls...maybe 10 times a year. Mullen has a very nice 9 hole course and it is very affordable. 

Fact is, most play comes from well outside any definition of "local".  I suspect it's the same at most destination clubs and also great places like Pebble, Bandon, etc.

Brett, Dick Youngscap treated Sh as a process. He didn't go out and build a huge monstrous ego inflating clubhouse and accommodations. He built modestly and only expanded the number of beds as they were needed.

I wouldn't call Sand Hills a modest endeavor.
That's an elaborate first class facility


Bayside, also treated their project as a process. It took some time, but they turned profitable after 10 years.

Mike Keiser's Bandon is also an example.
I doubt subsequent courses and accommodations would've been built had there not been sufficient demand.

Again, the facilities and accomodation's at Bandon are far from modest.
They're fairly elaborate and first class


Dismal didnt treat it as a process and just assumed if they built a nice clubhouse and cabins, people would join. People did join, but clearly their upfront nut, was just too big to sustain it as a viable business. Chris came in as the third owner and was able to purchase it all for pennies on the dollar. (Ok, Maybe nickels)


Can't comment on Dismal River as I've never been there.


Streamsong is an outlier as they are such a huge pocket, they can afford to sit through the time it takes for them to become a profit center.

Streamsong had no acquisition costs.
The current clubhouse is on a par with Bandon and Sand Hills.

It's the hotel that's the expensive part of the development

Pat, When you do get to Dismal river club you will see a no expense attitude when it came to the smallest detail. i.e. Copper sinks, fixtures and shower stalls. Hand made wooden and leather chairs, beds and rec tables. etc.  DY was much more sensible, likely knowing, that anyone who might really care about those types of amenities, I just mentioned, might not get the first class escape to all things nature, his golf club represented at inception.
