Assuming Carthage Club were real and you could buy land for 2 million (plus low construction costs, low maintanence / irrigration costs, no carts and paths and working off 250 members) what do you think initiation / yearly dues would need to be to make it viable.

I know nothing about course finances, but I'd be interested to know how much I'd have to pay to join such a utopia.
