Nicklaus Design to build new course in Surprise, AZ

The West Valley of Phoenix will have a new 18 hole course designed by Nicklaus Design in a new residential community to be developed by Toll Brothers:

Let me respond:


!. Nicklaus Design ( Jack Nicklaus II) opened GC Estrella in the West Valley in 1999. It's public and managed by Troon Golf. It's among the best of the West Valley. https://www.estrellagolf.com/course_tour/
2. JN has essentially retired from his namesake company: https://www.bizjournals.com/columbus/news/2018/02/09/jack-nicklaus-retiring-from-his-namesake-company.html
3. Design work is now being done by associates, JN II and Chad Goetz among them.
4. Toll Bros will NOT build 2200 houses at once. It's a 10 year project. Moreover, the usual ratio of golfers who buy  in a residential golf community is about one-third. So, the best time to play such a course is immediately after it opens. I remember playing Troon North without houses. It's much different now.
5. Construction on the course hasn't started yet;
6. I presume the course will be public like GC Estrella.

I understand that 9 holes will be built initially and that the community will be " age targeted"- age 50-rather than "age restricted." The first section of 400 houses should be ready for sale by mid 2020. Construction of roadways and infrastructure is scheduled to start soon.
