Cristian asked a very pertinent Q on the thread below and I was worried that it might not get picked up by those who know the answer.

Please ignore the fact that I was told by a member there are normally only 4 tides a year that can flood the area and, as two of those happen at night, practically no one has played it as a wet area.

Answers please on the real thread.
