Land Characteristics

Suppose you are in the Midwest, and you are looking for suitable golf course land, with the following exclusions:

Not near any of the Great Lakes

Not so spectacular of a dunescape that it becomes a no-brainer

In other words, think typical, readily available land. What are the priorities? Jeff Brauer hit on some of these points in another thread which he was involved in the land selection, but fire away with y'alls opinion.

For a modest site ... a good shape and size so you don't have many parallel holes.
No environmental stewardship... ;D

Live Jupiter, Fl, was  4 handicap, played top 100 US, top 75 World. Great memories, no longer play, 4 back surgeries. I don't miss a lot of things about golf, life is simpler with out it. I miss my 60 degree wedge shots, don't miss nasty weather, icing, back spasms. Last course I played was Augusta

I am looking for movement, elevation changes, drops, cliffs, ravines, lakes,rock outcroppings,  anything that will give the course a special character of its own.
