I think it is.  It is quite quirky with TWO blind par 3's.  I thought it was proven that the course is more Flynn than Ross.

Golf & Casino gambling as a business model....adult entertainment for daylight and nighttime......seems to me this model has been tried not too far from the Pocono's with mixed results.

The Poconos issue is that it took so long to make something happen while everyone else fast-tracked it. The plus side is that literally millions of people are within 100 miles so tapping into a mega market can be done. The issue is whether the Poconos has the cache across the board with golf being just one option.

Proximity helps and so long as the economy is limping along many people will opt to stay closer to home.

The golf dimension is a very limited one and denizens of GCA expecting Rustic Canyon or Wild Horse or Black Mesa will have to look elsewhere.

The Poconos is coming back -- albeit at the speed level of 10 mph -- unfortunately the speed limit they need to attain is much closer to 55 mph.

I would say that Buck Hill Falls is definitely worth a visit.  I think it is head and shoulders above the rest in the Poconos.
but i do like Water Gap as well and it is only about 1/2 mile off of rt. 80 just before entering NJ
WG is probably not in as good of condition as BHF would be.

I'd concur on Buck Hill Falls, which for some odd reasons fails to get much buzz but it's actually Ross, mostly, with some Robert White.

Tom MacWood found that the first nine holes at Pocono Manor were actually designed by H.H. Barker, while Wayne Morrison found that the second nine was designed by William Flynn.   Go figure!
