Great to see the Butter Valley Golf Port on GCA. Golf course built around a small plane runway. It's been a long time since I played it and remembered that it was a decent day out. Nothing great but like Kyle says, it serves it's market well and provides decent golf at a good price. Found Joe's photo tour and linked it here:

I made the statement having grown up around (and playing) a few golf courses in Eastern PA which were designed, built, and operated by the landowners, usually a farmer with a golf itch. The green fees, to this day, rarely exceed $40 per throw.

Neshaminy Valley. Butter Valley Golf Port. Twin Woods. Macoby Run.

In Florida we have Mount Dora.

They serve their markets well.

RTJ Sr owned Coral Ridge Country Club in Ft. Lauderdale.  Got to meet him there not long before he passed away.  Not sure if the family still owns it.

There is a course outside of Cincinnati called Stonelick Hills. Designed and operated by Jeff Osterfeld, who owns the sandwich chain Penn Station.
