I enjoyed playing Broomsedge this week. FYI the pre-build plan posted here is not entirely accurate. The bunker scheme is very different with many smaller individual bunkers in different locations. Hole 11 now has its own separate green site so there isn’t a shared double green.


Dan- I agree the plan differs from the result. However, on the day we played, they used the lower green (the left routing for 13 on the map) as the green for 11. As a result, they used the upper green for 13. The caddie claimed they will alternate. The upper green for 11 is not on the map.

Kyle's review is about in line with the one I published at GolfPass.com after my round at Broomsedge last Thursday. Architecture-wise it's very much on-trend, which it to say it's bold, leans heavily on bunkers for visual appeal and some other Golden Age-inspired features. It has some really wonderful moments and a couple of head-scratchers and sure looks good when photographed by drone. It's very walkable but, due to its scale and length, still takes a while to play (my 76-year-old father and I walked it in about 4 1/2 hours).

Jimmy- I don't really want to turn this into a shootout between the three. They are all very unique, with different goals. All are worth playing. My preliminary view is OB 5, TF 3, BS 2, but I think I would need to play each a couple more times before having a definitive view. Our group of eight had this very debate on the trip home, with varied responses ranging from 5,5,0 to 3,3,3, to 2, 4, 4. I think some of us may have been influenced by the proximity of OB and TF, with Broomsedge 1-1.5 hours away.

Curious, have you played Camden CC?  (lobbying for a name change to Camden Golf Club 😎)


If so, and we were to allow for a 4-way shootout, how would you apportion the 10 rounds?

How did the partnership with Kyle Franz and Mike Koprowski work?  Is it mostly one over the other?  Did they work on everything together?  Who did the routing?

Living within a half-day drive of each prior to seeing this thread have heard a lot about Tree Farm, a modest amount about Old Barnwell, and literally nothing about Broomsedge!
Old Barnwell came out of the gates fast with the "raters" (at least in GM), presumably all will see a lot of traffic in 2025.
The business model seems similar for all three and the space looks like it's getting kinda crowded -- will be interesting to see how they fare over time.


Seems like the course that would be most affected by this new club is the Kris Spence design - Quixote in Sumter, SC which is only about 36 mins away per G Maps.
Planning to get back to this area in the early spring, March.   Have friends and relatives in both Aiken and Charleston. SC.

Published initiation fee at Quixote is $18,500 (possibly dated).  (here: How this small-town golf club is helping foster the community around it)


Anecdotal initiation fee numbers for the Tree Farm, Broomsedge & Old Barnwell, are 7-8x vs. that...


...doesn't appear they are competing for the same customer.

Not trying to hijack this thread, but did want to respond to Chris's comment about initiation fees. Though the vast majority of our members at Old Barnwell came in at earlier, less expensive pricing, our current model is below. Dues amounts are valid thru August 2025; Initiation fees are likely to go up about $5k/category in early 2025 if we decide to add a handful of new members from our waitlist.


National Over 40: $20,000 initiation / $4,320 annual dues
National Under 40: $15,000 initiation / $3,600 annual dues
Local Over 40: $25,000 initiation / $8,900 annual dues
Local Under 40: $20,000 initiation / $6,785 annual dues
Mission Members*: $1,000 initiation / $600 annual dues


*Individuals connected to one of our mission partners or who come from a group that is generally underrepresented in the game of golf. We have about 35 of these members, who have same rights as any other member.


I'll add that nearly all my friends who have played Broomsedge have come away very, very impressed. And it sounds like the biggest trend they bucked was cost. It's my understanding they created a remarkable golf course on a budget significantly less than what most new builds cost (OB included). That is also anecdotal, but if true, it's a great example to set. It can be done!

I've listened to a few pods with MK (The Tie)-- I think he does alot of work for KF so this was more of a collaboration with him really the client and co-architect. He seems a very thoughtful guy -- would be great to get him on here.
