This goes to show that many/most golf courses don't hold their value compared to their construction costs, leading to depreciation. 
Is most of a course's value is in the cash flow and real estate (as raw land), and not the goodwill?
Hooper sold for a number that I though was very low, compared to the cost of developing the course all over again.

!. The CC of Woodloch Springs
2. Mount Airy , a Hal Purdy design
3. Pocono Hills GC
4. The Shawnee Inn&  Resort, A.W. Tillinghast's first design in 1911. There was some talk about Tom Doak doing a  Reno about 15 years ago but it fell through.

5. Skytop Lodge GC
6. Split Rock GC
7. Jack Frost GC

The routing was either done by a clown or was very difficult. Some huge hikes there.


Incredibly cheap price assuming its freehold.
A combination of whats good for golf and good for turf.
The Players Club, Cumberwell Park, The Kendleshire, Oake Manor, Dainton Park, Forest Hills, Erlestoke, St Cleres.

There are also Pocono Manor GC (Ross & Flynn), which is the best golf course in the Poconos, and Buck Hill Falls GC (Ross, White, and others I think), which is probably the second best. They're both better than Shawnee.

About 18 months ago the Mount Mitchell Golf Club, western N.C., daily fee, sold for $1.1 million as I recall.
