Vistoso GC ( Weiskopf, 1995) in Tucson . AZ Update
« on: May 29, 2018, 07:49:58 PM »
Tweet from Greg Hansen of the AZ Daily Star:

@ghansen711

The once grand Golf Club at Vistoso, designed by Tom Weiskopf in 1995, will close June 11. It will be the second Tucson course to close in 6 weeks. Tucson's long-flourishing golf industry in peril.

I played there a few times. One of the better publics in AZ.  Financial distress. Never recovered.

Tweet says the 11th, but their web sit actually says the 1st. And that actually means the 31st is the last day they are open. Don't think I'm going to get down there tomorrow so it looks like I won't make it down for a last goodbye round. :(

According to this on their website, Vistoso will be suspending operations until further notice. Something is happening.

Greg Hansen tweeted tonight:

"One of Tucson’s top golf properties, Golf Club of Vistoso — closed for 3 months — has been sold to a developer with long golf ties in Phoenix area. Second time in 4 yrs Vistoso has avoided a sad demise."

No further info and no story anywhere I can yet find. But a good course in Tucson staying open if indeed this is the case.

A deal that would have reopened the shuttered Club at Vistoso golf course fell through in November, leaving the future of the property in limbo and residents worried.
The deal, which would have sold the Oro Valley course to Phoenix-based course operator Parks Legacy Project for $3.5 million, fell through after a local resident came forth with a competing bid.
The key part of longtime course operator Alan Mishkin’s deal with former operator, OB Sports, was that the Rancho Vistoso HOA would assist in covering the course’s $360,000 water bill.  Mishkin, in exchange, would agree to spend around $2.5 million to update the course’s aging infrastructure, including its irrigation, club house and cart paths. Mishkin would also receive rezoning assistance on a portion of the course property, with 121 homes and 129 additional units of housing being built on a 100-acre plot of unused land on the property.

Former Rancho Vistoso golf course to become a nature preserve

TUCSON, Ariz. (KOLD News 13) - On Wednesday, Preserve Vistoso announced the anticipated purchase of the former Rancho Vistoso golf course. The nonprofit was founded by Oro Valley residents interested in turning the 200-acre property into a nature preserve and trail system.
“We as a community group decided that we would organize ‘Preserve Vistoso’ to have a say in what happens to the property,” said Patricia Sturmon, a board member of the conservation group. “It’s a great story of the community talking to Town Council, especially the Mayor and Vice Mayor. We let them know what we wanted and they stepped up to help us!”

An awful outcome for who? As long as the community can raise the funds to prevent new home construction, why not? The last thing AZ needs right now is more housing and population growth.

Ryan — It is an awful outcome for the homeowners who have lost between 6-19% of their home value in the community. A desert area with walking trails open to the public will not make up that value. The best plans we ever saw were to preserve the golf course (and home values) and develop small remnant portions of land into clustered housing. Win-win-win.

How would you like Bank of America to come knocking at your door asking for your $145,000 home equity line of credit because your home went from $560k to $450k? I don't think they want your boat or golf simulator back. Just my hunch.

As for Arizona needing more of less housing, I think the market speaks for itself. Beautiful thing about America is that people get to select where they call home. Arizona happens to attract a higher percentage of home buyers than many places, at least of late.
