New Dye course in NJ

I have spoken to the developer of a new Pete Dye course to be built near Manahawkin, NJ. I understand the land (200+ acres) is now a sand quarry. There will be no residential component. Construction is expected to start next spring if the permitting process goes smoothly. Will this be Pete Dye's Pine Valley?

Manahawkin could be considered a remote location, or at least one not easily accessable to a good portion of the population of NJ, PA and NY.

Who is the developer, what type of members is he looking for, and what is the tariff to join and the anticipated dues ?

Did they encounter any permiting problems to date ?

The developer is the owner of the quarry. Zoning approval was recently obtained and some environmental permits are remaining. The property is not in the Pinelands protected area so that approval will not be necessary as was the case for Blue Heron Pines. I was told that the course will be semi-private. Details have not been established yet. I may see the property next week when I'll be in the area to play Sea Oaks in an outing.

Thanks for the aerial shot. I guess I may not pay a site visit. The course has a tentative name of " Eagle Lake Reserve."
