Seems like the story keeps changing daily. Sounds to me like they aren't sure what they are...public, private, semi-private. Very strange.

Regardless, I still look forward to playing Dormie at some point.

Why don't they just use the Pine Needles Mid Pines  model.  Have memberships and allow some daily tee times.  I'm playing in the Mid Pines Invitational next weekend.  I'll drive over and do some investigating.

Completely understand putting both on hold with the current direction of the club.

Take working capital out of the equation for a moment: While it would be nice to have a larger range with a little more variety, a larger practice facility and the short course may not see as much use as it would if it were the fully private, destination club it intends to be.

The club's location (and competition around it) doesn't suggest that it would become a magnet for high-end instruction. While it would be fun to go play the short course after a round at Dormie, I'd prefer a replay instead.
