Changes on the Peninsula...

"Nearly five years after rejecting a larger proposal, the state Coastal Commission on Wednesday unanimously approved a compromise plan for the Pebble Beach Co.'s Del Monte Forest property."

Golf headline: No new course. Pebble Beach driving range moved. New resort near Spyglass. Extra 100 rooms at Pebble Beach lodge & Inn at Spanish Bay.


The project details:

· 90 single-family home lots in nine subdivisions;

· A 100-room hotel across from Spyglass Hill Golf Course, including a 301-car parking garage and a 17,000-square-foot spa with 40 underground parking spaces;

· 100 new guest rooms at the Inn at Spanish Bay resort and the Lodge at Pebble Beach, and the renovation and expansion of other hospitality and meeting spaces;

· New equestrian center facilities, including a covered arena, employee housing, barns and stalls;

· Moving the Pebble Beach Golf Links driving range and ancillary facilities to the Collins Field area across from the equestrian center site;

· Relocating existing trail segments and building new ones.

The proposal calls for the Pebble Beach Co. to pay about $4.5 million in fees to cover its affordable housing requirement, though there has been discussion about requiring construction of lower-income housing on site.

The company will also pay $1.8 million in fees designated for developing affordable accommodations for visitors elsewhere along the coast.

Unlike its predecessor, approved by voters in 2000 as part of Measure A, the proposal no longer includes a controversial 18-hole golf course and driving range, nor does it call for relocating the equestrian center to the Saw Mill Gulch quarry.

For those familiar with the Peninsula, how far away from the course will the new Pebble Beach driving range be located? Walkable?

I know it's relative, but is there such a thing as "affordable housing" on the Peninsula?

I wonder if the hotel will go in the (nice) forest behind the clubhouse at Spyglass, or on the (uberspectacular) hill overlooking the ocean and the first few holes (which I think is currently cleared as an employee parking lot or something)?

These would seem to indicate the hotel would be one a more open piece of land, not back in the trees.

Looks like it'll be right on that chunk of land that partially overlooks CPC.  Talk about an awesome spot!
