Routing a Course on Necker

I have seen this place from time to time in publications and always wished that Sir Branson was a golfer. 

Could you fit a six hole loop on this plot of land: ?

looks pretty tight, Steve...74 acres, lots of beaches, houses, steep elevation....how about 3 or 4?

Necker is actually too hilly:

Reality is they have been trying to get permitting for years for a Nicklaus course on Beef Island near the Tortola airport and nothing has happened.

What is the status of the project on an island off the west coast of Ireland where Nick Faldo was hoping to design a course?

As for watering the course, couldn't you use that grass that does well with salt water?

I think you could do some reversible holes and there is nothing against knocking down part of the hills and routing things through them. 

Obviously not going to happen.  Just an interesting mind game.
