I toured it when building Sand Creek in nearby Newton. I posted a thread of initial thoughts here sometime last year, which you could search for. There were several impressive natural fw and green sites, well used, IMHO.
However, most who have seen it think it looks very narrow and demanding and also too "modern" with wall to wall paths, "standard" rather than rugged looking bunker and green designs, etc. An example is a formal stone wall fronting a pond on a short par 3. There are also a few blind lakes where they had to get dirt to build the course above the high water table. Lastly, it is (or will be) a housing course. I saw the plans and the corridors are only 300 feet wide. When houses get built, much of the natural dunes will have to disappear, which will take away much of the charm it has now.
That said, there are some wonderful holes and strategies that I could see in dirt. If you are a gca fan, you should probably see it if you can get on.
