How much to redo?

Our home course, Admirals Cove is going to regrass the enitre course except the greens, redo the bunkers, redo the irrigation and cart paths and rebuilt 6 bulkheads.

What should that cost?

Also, they haven't decided between 419 and Paspalum. What say the treehouse?

Without any information or detail except what you provided, I will jump in with my general estimate:
.bunker redo, $4.00/sq.ft.
.grass, $3500/acre
.irrigation including pump station, $1,400,000.
.cart paths (concrete-8'), $600,000
.use paspalum if you have reclaimed water.

Looks like 2.5 to 3 million, plus the down side in revenue.

Consider redoing any greens or tees also while you are going to be doing all of the work above.

Phil:
Pump Station is not going to done.  A new pump station was put in two years ago.
 
Bulkhead work is significant.

Jim Fazio has be retained to re-shape some of the holes but not re-design any holes per se.  Fixing certain areas that cause water to build up and affect play.

I have the entire breakdown and the project is very extensive.  The estimate on the irrigation system was $1,300,000.

Project to be done primarily in the offseason months when play is low and the other golf course will still be open.

The project is more extensive than this.  It also includes building new maintenance facilities on both the East and West sides and a starter shack on the West to replace the existing tent set-up.
Last week I went to the information session twice and there is a lot of work being proposed.

Why wouldn't the club consult with Von Hagge and Kelly Blake Moran ?

They designed and built it.

Who's in charge of the project ?

Was an architect retained before or after those in charge decided what they wanted to do ?

What was the original goal of the project ?

Patrick:
The Board retained Jim Fazio to consult and is planning to use him to do the project.  The Main reason I was told they want to use him is because he lives in the Community and is familiar with the Golf Course as a member.
Why they refuse to speak with Von Hagge I have no idea.
